[Wirtschaft] Vergesellschaftung von Immobilien - Wer (dann) noch baut
Housing shortages and high rents are a problem for many people in Germany as well. Following the elections in Berlin the socialization of real estate is once again up to debate. However criticism of the plans seems to be ubiquitous. Upon closer examination however the housing construction in the city of Berlin alone compares favorably to that of Vonovia SE in total.
As a result of the 2026 Berlin state elections the socialization of real estate is once again up to debate.
The socialization of real estate is a deliberate intervention in the real estate market.
The goal is to reduce housing prices in the form of rent.
This has two key advantages.
Tenants pay less in rent and can use their remaining income to spend more on other goods and services.
This increased demand not only raises the standard of living of the tenants but also inevitably generates demand for labor.
Demand for goods and services is demand for labor.
Furthermore the state pays less to recipients of social welfare benefits when rents are lower.
The common criticism of the plans is that socialization would bring investment and new construction to a standstill. The state cannot build. And private companies would cease construction once socialization has taken place and the risk of losing real estate exists. To assess the relevance of this criticism the apartments owned by Vonovia SE (Societas Europaea) in total are compared with those owned by the city of Berlin.
[1b, p.56] [1b, p.56]It is therefore clear that the city of Berlin has a higher rate of new construction than Vonovia SE has in total. Vonovia SE's new apartments come almost exclusively from acquisitions.
[1b, p.56]A comparison of new buildings shows that the city of Berlin alone is building more than the company Vonovia SE in all of Germany.
The notion that socialization leads to a halt in housing construction is clearly false. The city of Berlin alone builds more housing than the company Vonovia SE in total, both in absolute numbers and relative to its total housing stock.
